Even though the construction is already underway, you'll still have an opportunity to meet with the Plans Coordinator to review the plans and discuss construction details.

From the dirt pad to the concrete slab, the foundation work sets the stage for great things to come!

The footing is the perimeter foundation and is the first step after the dirt pad is built. You'll notice rebar extending up from the footing - this rebar is tied into the slab concrete to anchor your home into the ground.

Rough Plumbing
This is the first of three separate plumbing stages. During this visit, the plumbers install the drainpipes and waterlines inside the slab. The plumbers will return after the house is framed to install the waterlines and drainpipes inside the walls, which connect to the lines inside the slab.

Termite Treatment
A termite treatment will be applied before the slab is poured. The treatment comes with a 5-year warranty for extra peace of mind!

The concrete crew is responsible for quite a bit of work, starting with setting the form boards around the perimeter of the home, backfilling the slab, laying post-tension cables, coordinating inspections, pouring concrete, and finally ending by removing the forms.

Framing is one of the most interesting and complex stages, involving several different phases: walls and joists, rafters, cornice/fascia/soffits, decking, and punch out.

After the rough plumbing and slab backfilling, the cables are set in place before the concrete is poured. The cables are NOT stressed just yet. Instead, the cables are stressed about 2-4 weeks after the concrete is poured (hence the “post” in its name).

Generally, the plumbers are the first trade to get started - HVAC is occasionally first if needed to expedite scheduling. For the plumbers, this is their second trip to the home and is when the water lines and pipes to the various fixtures and showers are installed.

The electricians are the last trade because it's easy to run wires around pipes and ducts, and not quite so easy for pipes and ducts to avoid wires. During this stage, the electricians run the wiring to the future recept and light locations.

The yard grade occurs in two steps - rough grade and final grade. The rough grade is when the overall contours and swales are established. Shortly before the sod is laid, the grader will return to put the finishing touches on the grade so that it's ready for sod.

Unlike resale homes, there's no need for tense repair negotiations. We GUARANTEE that every item on an inspection report will meet or exceed the guaranteed quality standards at closing.
